Delivering a new mixed-use urban quarter on the doorstep of HS2
Our role
- Provided Planning, EIA, Heritage and Townscape, Economics, Sustainability and Landscape services in our role in advising Hammerson to redevelop the current Square Shopping Centre, King’s Parade and Dale End (High Street) car park.
- Management and collation of a major and complex parameters-based outline planning application following a proactive period of pre-application negotiations with Birmingham City Council.
- The parameters approach, supported by a Design Protocol, enabled our client to retain flexibility in development plots for end-user requirements, while offering the LPA comfort that reserved matters for each plot will deliver high quality development for this high-profile city centre location.
Results
- Martineau Galleries is the first major scheme Hammerson is bringing forward as part of its new City Quarters concept which looks to create vibrant mixed-use neighbourhoods surrounding its flagship destinations, in thriving locations in the UK and Ireland.
- Originally conceived as a retail development to co-exist with the Bullring to significantly increase the city’s retail provision, the new scheme will deliver up to 1.4 million sq ft of workspace, up to 1,300 new homes, a hotel, associated ground floor retail, dining and leisure uses, and a new town square.
- These new uses will be within a collection of masterplanned development blocks, creating a new gateway from the proposed Curzon Street station to High Street and into the Colmore Business District as the role of the site has evolved, enhancing overall pedestrian connectivity through the city centre.
- All of this will be set around a central square, a smaller residential square and a series of new pedestrian streets to repair north/south and east/west linkages across this part of the city centre.
