Turley helps secure approval for 1,050-home community at Mosley Common on behalf of Peel L&P

Two planning applications – a hybrid application for the northern parcel of land, comprising a detailed application for the first phase and outline for the remainder; and an outline application for the southern parcel of land -– have been approved by Wigan Council’s Planning Committee for a new community of up to 1,050 homes, north of Mosley Common in Tyldesley.

We provided expert Planning, EIA, Sustainability, Economics and Heritage services for Peel L&P, with the proposals including a first phase of development to be delivered by Northstone, alongside a wide range of community and infrastructure proposals.

A community and travel hub linking to the new bus stop to be provided on the Guided Busway, three new parks: Mosley Woods, Mosley Mosslands and Honksford Meadows, plus an expansion to St Johns Primary School are also included.

"The new family and affordable homes will be delivered around the Leigh-Salford-Manchester Busway and a central parkland of new green spaces. We are excited to be working with the Council and Transport for Greater Manchester in delivering a new busway stop and travel hub. The expansion to St Johns Primary School will ensure the future of primary school places in the area.

The site is a draft allocation in the Greater Manchester Places for Everyone plan. Approval is subject to the signing of a Section 106 Agreement and referral to the Secretary of State. 

The Mosley Common Masterplan was approved by Wigan Council in September 2022.
