Carpenters Estate Regeneration
Large-scale regeneration project in Stratford delivering new homes and commercial space benefitting the local community
Transforming a historic East London neighbourhood through the creation of new homes, improved public spaces and opportunities for existing and future residents.
The Carpenters Estate regeneration is expected to deliver over 2,000 new homes and over 10,000 sq m of commercial space over the next 15 years, involving the phased demolition of much of the existing estate.
This includes advice on multiple phases coming forward along with a number of meanwhile uses on the site. These inlcude:
Carpenters Primary School
We are leading the planning strategy for the Carpenters Primary School project, including a detailed review of the adopted LLDC Local Plan and emerging Newham Local Plan to establish a robust planning position.
Working closely with LB Newham, Populo, and the wider project team, we have developed and implemented a comprehensive planning programme, co-ordinated responses to officer feedback, and supported a streamlined application process. The planning application has now been unanimously approved.
Station Quarter
We are providing expert Planning services for Phase 3 – Station Quarter, the third phase of Newham’s regeneration of the Carpenters Estate.
This will see a new neighbourhood take shape on the estate with c.500 homes in three towers, on the doorstep of Stratford Station.
Meanwhile Uses
The scheme has transformed two open spaces within the Estate, enhancing local amenities through new planting, play, fitness, and community facilities, with a strong emphasis on reclaimed and repurposed materials.
It also includes the Dialogue Express café, delivered within a refurbished train carriage and operated by a local social enterprise, alongside a resident-managed community garden.
Additional works include the ongoing refurbishment of the Tenant Management Office to create community and workspace hubs, including incubator space for local businesses, as well as a temporary foodbank and community hub to maintain support services during the early phases of redevelopment.
