Located in north London between the A10 and Southbury Station, Colosseum Retail Park is an out-of-town retail park, anchored by B&Q, within an area identified for regeneration.
Phase 1 of the development, submitted in detail, delivers 444 residential units (including Build to Rent) in buildings up to 29-storeys, thereby becoming the tallest building within the London Borough of Enfield. The new planned community includes a mix of retail, community and commercial uses including a crèche and Work Hub.
Phase 2, the outline element, will provide up to 1,356 new homes (of which 35 per cent will be family housing), ancillary commercial and retailing floorspace, and a health centre. A series of parameter plans and a design code will guide future reserved matters applications for this part of the site which will come forward as existing retail leases expire.
We provided expert Planning, EIA, Sustainability and Economics services for the development which received approval at LB Enfield’s Planning Committee on Tuesday 29 September 2020.
The scheme is expected to deliver 35% affordable housing, including London Affordable Rent and Shared Ownership homes, as well as almost 2.3 hectares (over half of the site) of landscaped amenity and open space, including The Heart in Phase 1, a generous plaza which will become the focus point of the new community.
The proposed redevelopment is considered to be transformative for LB Enfield and expected to act as a catalyst for the wider regeneration of the surrounding commercial area.
