Major mixed-use town centre regeneration scheme at the heart of Queensway in Westminster gets the green light

On behalf of MARK investment management, we have helped to secure planning permission for a major mixed-use town centre renewal project in the heart of central London, following receipt of a resolution to grant planning permission subject to a S106 agreement from Westminster City Council’s major planning applications committee last week.

We provided Planning, Heritage, Townscape and Economics services for the ‘Queensway Parade’ development working with the development managers Finchatton, and the internationally renowned architectural firm Foster + Partners. 

The Queensway Parade scheme will deliver:

  • 11,000 sq m of new office space to the heart of the Queensway Major Shopping Centre over six upper floors of accommodation
  • New retail and other commercial units along the ground floor of the development
  • 32 new homes including 35% affordable housing on site
  • BREEAM Outstanding building of the highest quality sustainable design and architecture
  • Public realm enhancement, on site tenant amenity spaces
  • 1,400 operational jobs, significant construction stage employment and training opportunities
  • Significant local spend to the high street resulting from the development

The delivery of Queensway Parade represents the next phase in the £3 billion redevelopment of Queensway, redeveloping an existing poor-quality building which is located within a conservation area, and delivering an exemplary cross-laminated timber building with exceptional sustainability credentials. The proposal includes two interlinked buildings, comprising a contemporary residential mansion block, with an adjacent office building that takes inspiration from the building opposite, The Whiteley. 

Underpinned by a process of extensive stakeholder engagement (in partnership with Concilio), the proposal benefitted from strong local support, and received a unanimous resolution to grant approval at Westminster’s Major Planning Applications Committee, with Ward Councillors and the local resident’s association speaking in support of the application.
