Turley’s design shapes success at new Langford Bridge sustainable housing development
The first phase of new homes at Persimmon’s Langford Bridge development in Newton Abbot has secured planning permission, marking a significant milestone for the project – the first of 450 homes.
We provided expert Design services for the scheme, developing a comprehensive Design Code, approved earlier in the year, and detailed layout supported by a design compliance statement, for the important first phase of the scheme. The now tried and tested success of the Design Code will see it guide future phases as part of Langford Bridge.
The Design Code, inspired by the locality, set out design aspects that establish a liveable neighbourhood with a distinct sense of place, aligning with the area's character and natural features, whilst reflecting a coherent approach with neighbouring areas and future growth.
Accompanying the detailed layout, the Design Compliance Statement applied the code for Phase 1. This includes 40 new zero-carbon ready homes. These homes will feature a range between 1–4 bedrooms, including terraces, semi-detached and detached arranged to support formal primary streets and green edges, reflecting the character areas. The development supports Teignbridge’s environmental aspirations and embraces nature, featuring bat and green corridors and a pocket park; reinforcing existing hedges with native species-rich planting to benefit local ecology and biodiversity.

The development will be a no-gas site, powered by ground-source heat pumps, with further environmental enhancements to include EV charging points, secure cycle storage and high-quality materials.
As part of Persimmon’s contribution to the local community, a ‘local homes guarantee’ will provide people living within the council area first refusal on a majority of properties at the site for the first eight weeks upon launch. Additionally, a social housing provision for affordable rent and shared ownership will be included, alongside support for local services to maintain the vitality of the town.
