We provided expert Planning services for the plans to redevelop 119-123 High Street, Southampton – a currently vacant, brownfield site adjacent to the Old Town Conservation Areas.
Once completed, the scheme will offer a range of studio, ‘Twodio’ and cluster flats over 5-6-storeys, complemented by both internal amenity spaces, study rooms and external ground floor and roof terraces, all delivered through Stelling Properties’ modular innovative approach.
Stelling Properties exclusively develop projects using a modular construction system, operating a state-of-the-art modular manufacturing facility at their head office in Hampshire. The approved scheme will be delivered in this way, allowing for accelerated construction times and improved quality and better energy performance.

The redevelopment of the site will see the reintroduction of an active frontage back into the street scene on two city centre streets, contributing positively to the vitality and viability of the High Street area of the city centre. It will also contribute to meeting the identified need for student accommodation within the city.
Additional wider benefits of the scheme include the reintroduction of the historic Market Lane pedestrian link between the High Street and Castle Way and delivering the realignment and narrowing of Castle Way to recreate the historic path of the road. This is a long-held aspiration of local planning policy.

Once delivered, the new site will be the third Unilife (the student accommodation operational arm of Stelling Properties) residence in Southampton with other sites located at 12 -14 and 31-33 High Street. We are also providing expert Planning services to Stelling Properties on 31 High Street. The scheme, currently under construction, will create 120-bed spaces within the repurposed and extended locally listed former Bank of England building.
