Approval secured on plans for new Salford neighourhood

On behalf of Peel Land, we have helped secure a resolution to grant planning approval from Salford City Council on proposals for a new sustainable neighbourhood at Hazelhurst Farm in Worsley.

We have provided expert Planning, Sustainability, Heritage, Economics and EIA services to Peel Land for the development, which will deliver up to 400 new homes, including a significant number of affordable homes and key community benefits.

The site is allocated for housing in Greater Manchester’s Places for Everyone Plan, and the proposals have been developed in consultation with the local community to reflect local needs. The development will provide 50% affordable housing - 20% within the development, plus funding for a further 30% across Salford, alongside land and contributions for a new two-form entry primary school to support growing demand.

Additionally, a new village green with a children’s play area, enhancing local amenities, plus new and improved pedestrian and cycle routes to encourage sustainable travel are included, with better access to Wardley Woods and new green spaces for recreation wellbeing.

Associate Director, Olivia Carr, said:

“In collaboration with Peel Land and the wider team, we are thrilled to have secured a resolution to grant planning approval for this sustainable neighbourhood at Hazelhurst Farm, where we have advised across several areas of our expertise. The development will deliver much-needed homes, plus a range of community facilities and amenities, including a primary school, green spaces and improved sustainable transport links. We look forward to the continued development of what will become a thriving community, aligned with Greater Manchester’s vision for the future.”

A spokesperson for Peel Land said,

“We are delighted with Salford City Council’s decision to provide a resolution to grant planning permission for our proposals for Hazelhurst Farm. This project reflects years of collaboration with the council and local community to shape a well-planned, sustainable neighbourhood that meets critical housing and education needs. Improved access to public transport will provide the current community and residents increased accessibility to a range of sustainable transport options that aligns with the Greater Manchester approach. This masterplan will deliver more than just new homes – it will create a thriving community for people at all stages of life.”
