Approval for Chilterns Shopping Centre, High Wycombe redevelopment

Turley provided expert Built Heritage and Townscape & Visual Impact services to Dandara Living, who secured planning permission to redevelop the Chilterns Shopping Centre to provide 303 new build-to-rent homes in High Wycombe

Members of Buckinghamshire Council’s West Area Planning Committee voted in support of the proposals at a meeting held on 12 February 2025, following officer recommendation for approval.

The planning application includes 303 new build-to-rent homes, the retention and refurbishment of local heritage assets within the High Wycombe Conservation Area, the refurbishment of 6 retail units and extensive public realm work.

The proposals will see two new buildings ranging in heights from 4 to 10-storeys separated by a new pedestrian street which will provide for seating areas and extensive planting. This public space will be open for everyone to use and will improve the flow of traffic and people through the town centre.

Designed by Aros Architects and landscape architect Define, the scheme is inherently sustainable and includes the retention and refurbishment of several historic buildings along the southern boundary, bringing various heritage assets back into purposeful residential and commercial use.

Designed to meet modern lifestyles and space standards, all apartments are highly energy efficient, and offer residents access to a range of shared amenities including social and workspaces, external terraces and outdoor space and 24/7 onsite management.

Rachel Allwood, Planning Director at Dandara said:

“We’re delighted the redevelopment of the Chilterns Shopping Centre has been approved by Buckinghamshire Council. It will play a key role in the significant transformation this part of the town centre and will hopefully act as a catalyst for further investment into the town. It has been a long pre-application process to get to this stage and we thank all stakeholders involved in the engagement to date.”
