A new residential tower in Camden
Our role
- We advised LBS Properties on the optimisation and delivery of a 25 storey residential tower at Brill Place, in the Somers Town area of LB Camden.
- We originally secured planning permission for this tower as part of a wider application for a public-sector regeneration scheme by LB Camden, under its Community Infrastructure Programme.
- The original proposal allowed for 54 new homes within a highly glazed residential tower. The original design solution and the height of the tower was subject to challenging and nuanced discussions with LB Camden and Historic England, due to the relationship with a number of heritage assets, including Regent’s Park.
- We advised LBS Properties on the planning strategy required to promote a revised design. We navigated an extensive pre-application process with LB Camden, including in-depth discussions with design and planning officers, as well as review by an independent Design Review Panel. We submitted an application for a minor material amendment to the extant permission under Section 73 of the Town and Country Planning Act.
Results
- The development delivers 68 new homes (an uplift of 14 from the originally consented position).
- The approved re-design of the scheme responds to updated Building Regulations as well as buildability challenges with the extant scheme.
- Planning permission was granted at committee and has been implemented.
