More than 700 homes planned in proposed transformation of Telford town centre
Major plans have been submitted which propose to transform a Shropshire town centre with a major mixed-use development including hundreds of new homes.
On behalf of Telford & Wrekin Council, we’re providing Design, Planning, EIA, TVIA, Sustainability and Economics services for the development and submitted the hybrid application which comprises more than 760 new homes, an education and digital skills hub, a hotel and commercial units.
Located at the heart of Telford town centre, the Station Quarter site is a gateway for residents and visitors and represents one of the most sustainable opportunities within the region. The site's brownfield nature, excellent transport connections, access to facilities and proximity to some of the most disadvantaged wards represents opportunities to deliver a transformative and truly sustainable walkable neighbourhood.
As part of the development, Ironmasters Way will be re-imagined into an urban boulevard with reduced road widths, structural soft landscaping and wide shared pedestrian and cycle routes, providing an enjoyable route across the site. Lawn Central will be transformed with a new gateway plaza and new at-grade pedestrian crossing linking into a new feature stairway and ramp into the shopping centre replacing the existing pedestrian bridge.
The area spans c.5.9 ha of land which, is currently occupied by office buildings, a disused electricity substation, access roads, a footbridge over Lawn Central and landscaping.
Our team’s assessment looked at the possible impact of the new homes on education and health services.
The delivery of new high-quality, energy efficient homes will accommodate residents within health-promoting housing which minimises energy usage, lessening the risk of energy and wider poverty, whilst also benefiting from the locational and design elements of the scheme, including increased social interaction, access to services and active lifestyles.
The scheme is likely to create an extra 520 jobs across the West Midlands, of which 320 will be created in the Telford and Wrekin area. This would add £30.9 million per year to the West Midlands economy through employees’ estimated wages, of which £24.1 million per year would be generated in the TWC area.
