Turley helps secure planning approval to bring new waterside homes to Manchester Waters

Plans submitted by waterside regeneration specialists Peel Waters, to create 159 new homes at Manchester Waters, have been approved by Trafford Council.

We provided expert Planning and Economics services on behalf of Peel Waters at the development, located between The Bridgewater Canal and The Manchester Ship Canal. The one-, two- and three-bedroom apartments will be split across two buildings, overlooking both historic canals, and will offer every future resident a home with a waterfront view.

The new homes will also include a waterside yoga studio and gym, rooftop terrace and a sensory courtyard garden for residents.

Manchester Waters is a prime residential site in Greater Manchester, which uniquely offers both the vibrancy of being in close proximity to the city centre with the wellbeing benefits of living on the waterside, creating a desirable location for both living and developing.

We’re now focused on the delivery of these 159 homes and the opportunities this development will bring with them for the local community including new jobs, apprenticeships and traineeships through the construction phase.

In addition to creating these new homes; we are continuing to significantly invest into the local area, which will include providing the next section of new improved pedestrian and cycle links between Manchester and MediaCity as well as contributing to improving local schools and green spaces in Trafford."

Peel Waters will also deliver the next sections of two new waterfront pedestrian and cycle routes, which will be created along the Manchester Ship Canal and Bridgewater Canal, providing enhanced connectivity and waterside paths for residents, commuters and the wider community.

As part of the project, Peel Waters will make a financial contribution equivalent to 20% affordable housing within Trafford and further contributions will be made towards green spaces and schools in the local area.

Health, wellness, access to nature and spaces to socialise in are at the forefront of Peel’s residential development at Manchester Waters which has been designed by AHR. 

A communal rooftop terrace, located above the entrance to the site, will offer residents exceptional views onto the Manchester Ship Canal and a vibrant and welcoming residents’ courtyard garden will offer extra outdoor space for residents to relax in.

A new residents’ gym and yoga studio overlooking the water will be one of many amenities future residents will be able to enjoy.

Sustainability is at the heart of the design and a fabric first approach will be used to reduce carbon emissions. Alongside this, heat pumps and solar panels will generate energy on site and will be complemented by a heat recovery system, making the buildings highly efficient.

Active travel options will be encouraged at the development through the provision of 159 cycle parking spaces, located in secure and well-lit on-site cycle parking hubs. A car club will also be provided for residents and each parking space will have a dedicated EV charging point.

With a variety of public transport options within a walkable distance from the site, such as Cornbrook and Pomona Tram Stops, and local bus stops; the development will benefit from excellent connectivity with Manchester City Centre, MediaCity and beyond.

The approved build to rent homes will form part of Peel Waters’ wider Manchester Waters masterplan to regenerate the brownfield site and bring much needed quality homes to the area. The site has been largely vacant for over 20 years and the masterplan proposals will deliver a high-quality scheme, transforming the area into a sustainable, mixed-use community.
